Rent out your place on Holistay

Free to list. You set the price. Every listing gets a video tour, so the guests who book already know exactly what they are walking into.

Why hosts use Holistay

Video tours cut the complaints

Most bad reviews come from a gap between the photos and the reality. A video closes that gap before booking, so the guests who arrive are the ones who wanted your actual space.

Fill the gaps at your own price

Turn on negotiation and guests can make an offer on quiet dates. Accept, decline or counter — an empty midweek night at a lower rate still beats an empty midweek night.

Get credit for a quiet flat

Holistay records wall type, glazing, insulation and street exposure, and shows guests a noise rating. If your place is genuinely quiet, that finally becomes a selling point.

Listing takes about 20 minutes

  1. Location and basics — address, property type, bedrooms, how many guests.
  2. Photos and video — at least three photos and one YouTube or Vimeo walkthrough. A phone video is fine.
  3. Price — your nightly rate, and whether you want to accept offers.
  4. Availability — block the dates you need, change them any time.
  5. Publish — title, description, and you are live.

Host questions

How much does it cost to list?

Creating and publishing a listing is free. You set your own nightly price and decide whether to accept negotiated offers.

Do I need a professional video?

No. A steady walkthrough filmed on a phone and uploaded to YouTube or Vimeo is enough. What matters is that guests see the real space, including the parts photos usually leave out.

Can I refuse a low offer?

Yes. Negotiation is optional per listing, and every offer can be accepted, declined or countered. You are never obliged to accept a price you did not set.

How long does it take to create a listing?

Five steps: location, photos and video, price, availability, publish. Most hosts finish in about 20 minutes once they have their video link ready.

What is the noise assessment?

Holistay asks about wall type, window glazing, insulation, floor level and whether the property faces a street or courtyard, then shows guests a 1-5 noise rating. Honest answers attract guests who will be happy with the space, and cut complaints.

Am I responsible for local rules?

Yes. Short-term rental registration, licence numbers, tourist taxes and night limits vary by city and are the host's responsibility. Check your local rules before publishing.
